The insurance decisions every first-time Ontario buyer needs to make before closing — and the endorsements to add on day one.
Bind coverage before your closing date
Your lender needs proof of insurance on or before closing. Aim to have your policy bound at least 5 business days ahead to avoid last-minute rate surprises.
Must-add endorsements in most Ontario cities
Sewer backup, overland water, and service line coverage. In older stock (pre-1980), also review knob-and-tube wiring and galvanized plumbing surcharges.
